Texts with a landlord about repairs
A leak, a heater that stopped, a deposit that is late. A text to the landlord dates the request. It does not replace the lease.
Keep photos of the problem as well, in their own place. Do not rely on the phone call alone.
A text to the landlord leaves a sentence you can reread. A call does not. This page does not say what will happen to the deposit.
Something written, not only a call
Note the day you reported the fault, what does not work, and what the landlord replies. If the reply comes days later, it stays in the same thread.
The place
The room, not only "at my place".
The day
Since when it has been like this.
The request
What you expect, in one sentence.
Texts do not have an Export button like WhatsApp. The guide: print your messages.
Write the problem as you would show it to someone who was not there: which room, since when, what you are asking.
Photos next to the text
A photo of the leak, dated by the phone, sits beside the message. Put it in the same folder as the export. If the file name carries the date, leave that name.
Do not delete the « we'll see » messages. They show the delays too.
The photo makes the sentence clearer. It does not replace it. In the thread, it stays next to the message that describes it.
A copy before you change phones
Export or back up before you hand the phone over. The method: keep a dated copy.
If an insurer is involved, the nearby page is messages around a claim.
Before you change phones, make the copy. The method: keep a dated copy
Keep these together
What the phone can hold
The copy is for rereading. It does not promise the repair or the deposit.
Before you change phones
The day you switch devices, the thread may not follow. The folder will, if you made it first. Put the day of the copy in its name.
The writing
The sentence that describes.
The photo
Beside it, not instead of it.
The copy
Made before the new phone.
Find the line, then the book
That day's message is there, with its time, in a book you can flip through.
Search
The word, the name. You land back on the bubble.
The time
The message's time, not the screenshot's.
The book
To reread, in your hands. The PDF is included. The outcome is decided elsewhere.
In the app, a word or a first name is enough to find the bubble. Every message keeps the date and time from the chat. You choose where the book starts and where it stops, then you flip through the preview. Photos stay on the page. A voice note or a video opens from the QR code. The PDF comes with the book. The book is for holding the conversation and rereading it. It does not say what a court, a consulate, a bank or an insurer will do with it.
Common questions
Is a text enough for the deposit?
It shows what you wrote, and when. Deposit rules depend on the lease and the country. An adviser or the local office can say which ones apply.
I only have phone calls.
After the call, send a short message that sums up what was said. Keep the reply, if one comes.
Do I have to print?
A dated copy, PDF or file, is easier to reread than a cropped screenshot. Paper is optional.
Should you say it all on the phone first?
You can call. What needs to stay, write afterwards: the problem, the place, the day. Without that sentence, only your memory remains.
